Maine home sales, prices continue their decline

SOUTH PORTLAND, Maine — Sales of existing single-family homes in Maine fell 14 percent last month, while the median sales price was down 10 percent.

The latest report comparing April’s figures with those of the same month in 2008 were released Wednesday by the Maine Association of Realtors.

The group said 610 homes sold in April, which is down from 708 a year earlier. The median price was $160,000, compared to $178,200 in April of last year.

For the quarter ending April 30, sales and prices were down about 16 percent from the same period in 2008.

Sales in that period were down in every county except Piscataquis, which recorded a nearly 23 percent increase, and Washington, where sales remained steady. Knox and Aroostook were the only counties where prices rose.

Following are the quarterly statistics on home sales and median prices for counties in the Bangor Daily News circulation area:

• Aroostook: 42 units sold during the quarter ending April 30 versus 47 units during the same period in 2008, a decline of 10.6 percent; median sales price $102,750, up 16.1 percent.

• Hancock: 52 units sold, down 24.6 percent from the 69 sold a year earlier; price $145,750, down 28.9 percent.

• Knox: 43 units sold, down 35.8 percent from the 67 sold a year earlier; price $202,000, up 1 percent.

• Penobscot: 197 units sold, down 15.4 percent from the 233 sold a year earlier; price $117,000, down 14.3 percent.

• Piscataquis: 27 units sold, up 22.7 percent from the 22 sold a year earlier; price $49,900, down almost 54 percent.

• Somerset: 52 units sold, down 3.7 percent from the 54 sold a year earlier; price $70,300, down more than 19 percent.

• Waldo: 51 units sold, down 17.7 percent from the 62 sold a year earlier; price $145,000, down almost 16 percent.

•Washington: eight units, the same number sold a year earlier; price $41,600, down more than 71 percent.
