BIDDEFORD, Maine — A landlord has been charged with two counts of murder after a standoff in Biddeford that left two teenagers dead and the mother of one of the teens in the hospital with a gunshot wound, according to police.
Maine State Police said a dispute over snow removal and parking preceded the shootings.
The bodies of Derrick Thompson, 19, and his girlfriend, Alivia Welch, 18, were found inside a Sodokis Road house on Saturday evening after the standoff ended at about 10 p.m., Sgt. Mark Holmquist of the Maine State Police Major Crimes Unit said Sunday afternoon.
James Pak, 74, who owns and resides in the two-unit Cape Cod-style house, has been charged with two counts of murder in connection with the deaths and could face additional charges after the state Attorney General’s Office reviews the case, Holmquist said. According to a Monday press release, Pak will make his initial appearance at 1 p.m. Monday in York County Superior Court in Alfred.
Holmquist said Pak does not appear to have a criminal history in Maine.
Thompson’s mother, Susan Johnson, 44, who also was shot, was taken to Maine Medical Center in Portland, where she is in stable condition, Holmquist said.
Johnson’s 7-year-old son, who was hiding in a bedroom at the back of the apartment, was uninjured and is staying with family members, he said.
Holmquist said that Biddeford police initially were called to 17A Sodokis Road around 6 p.m. to look into a report of a dispute between Pak and Thompson.
“The issues specifically identified that day were snow removal in the yard and cars not being moved” during Saturday’s snowstorm, Holmquist said. He said the family had been renting from Pak since October.
The officers left shortly before 7 p.m. after determining that no crime had been committed and that no serious threat had been made by Pak, the sergeant said.
“Derrick Thompson told police officers that he did not feel threatened by Mr. Pak and his actions,” he said.
Three minutes later, the officers were called back to the scene after Susan Johnson reported that shots had been fired, Holmquist said.
After an initial assessment it was determined that Thompson and Welch were in grave condition, that Johnson was wounded and that the alleged shooter was still inside, he said.
“Two Biddeford officers were able to get [Susan Johnson and her child] out of the house and into a neighbor’s residence to safety,” he said.
After establishing a perimeter, Biddeford police called in the state police tactical team as well as crisis negotiators with the state police and the Biddeford Police Department.
Pak surrendered to police shortly before 10 p.m., after nearly three hours of talking with the crisis negotiators, Holmquist said. He said that a pistol was used in the shootings but declined to provide specifics.
Holmquist said Sunday that it was not clear how long the landlord-tenant dispute had been going on when the shootings took place or if other conflicts had been in play.
“We’re still looking into that,” he said.
Andrew Lemelin, 19, who lives across the street from the Pak home, told the Maine Sunday Telegram that Pak was known in the neighborhood for getting angry at his neighbors.
Lemelin also said he knew some of the former tenants, who described Pak as a horrible landlord who would peer in their windows.
At the time of this death, Derrick Thompson was employed by Real Clean, a company that provides auto dealers with employees who clean and detail vehicles, according to a post on Patriot Subaru’s Facebook page.
“We are shocked and deeply saddened to hear the news about Derrick Thompson (19) and his girlfriend Alivia Welch (18) of Biddeford were shot and killed yesterday,” the post said. “ … Derrick had worked on and off with Patriot, and was close to a number of the associates. Our sincerest condolences to the families involved, we are grieving for your loss.”
The shootings remain under investigation by state and Biddeford police, who planned to remain at the house most of Sunday gathering evidence and conducting interviews, Holmquist said.
The bodies of the two teens were transported Sunday morning to the State Medical Examiner’s Office in Augusta, where autopsies were expected to begin Sunday afternoon.

People who have guns in the home are more likely to be wounded or killed by guns, than people who don’t.
It’s simple. You have guns, you are at a HIGHER risk of gun violence, whether accidental or intentional.
People who do not keep knives in their homes are statistically far less likely to be injured as well. People who wear helmets while driving suffer fewer head injuries in accidents. If you keep guns in the house, you and your entire household needs to to be trained in gun safety. If you don’t keep guns in your house and someone breaks in with ill intent. God help you

There were over 500 shooting deaths and over 2500 shooting victims in Chicago this year, the city of gun control, they were all done by people who could not legally obtain a gun since no one can legally obtain a gun. How’s that gun control working for you?

Yes, angry, white men, and so on and so on, but here’s something…..approximately 5800 of the gun homicides in this country in 2009 were perpetrated by a person of color, overwhelmingly male, while another 5300 or so were committed by a white person…also mainly male. The thing is, people of color are only about 1/5th to 1/4 of the population. (African Americans comprise 12.5 percent of the population.) So a very small segment of the population is committing the *majority* of the murders (gun murders in the case of my numbers above.)
I work with African American teens all day in my work and I know a comment such as the above will seem racist at first take, but the facts are the facts and we have to face them if we are going to slow down murder even further (I say even further because murder rates have plummeted in this country, despite people’s perceptions.)
The idea that all the murders are committed by angry, white men is off the mark. Young men of color commit murder at a rate about 6 times greater.

There were far more logistics preventing a land invasion than just US citizens with guns – it was a factor, but a tiny factor. Japan didn’t have the kind of Navy, nor Army and support system that an invasion 5,000 miles away would have required.
We had a massive military advantage, and the advantage of the massive archipelago to advance step by step through in our approach of Japan, which any Pacific invasion force would have lacked coming this direction.

The more attention the media gives to these activities, the more we seem to see. Has anyone else noticed a pattern here? Perhaps if the media focused on the goodwill of the citizens, we may have more copycats doing good.

We don’t know all the fact’s yet. And stop pretending you do. Perhaps he felt threaten. But I can say this from experience living around other renters, it’s generally always the renters who are the problem. There have been only a few times in my life where I had bad landlords, and yes moved because of it. But I’ve moved more form being around other renters who where druggies, criminals and just plain bums.
I know this fact, 2 people are dead because of what should have been a civil complaint. This man deserves to sit in prison for a long time. The renters may have been the problem, but murder most definitely is not the answer.

I have noticed in places where there are jobs, crime is lower but on the other hand states with the death penalty seem to have a higher crime rate, why is that?
FL has stronger gun laws than ME and they have wayyyyy more gun crimes and deaths than we do.

This dumb comment, or a variation of it, gets repeated every time there’s a murder. FACT: The death penalty is MORE expensive than life in prison, even for a young person. Look it up.
Considering the understandable recent interest in vetting people who want to own, or DO own, guns, this really has much more to do with an old man who had a gun but should not have had one. Yet many will argue it was his 2nd amendment right to own a gun and to do so without being subjected to a mental competency review. I’m not antigun but I am in favor of competency reviews such as we have for people who get a license to drive a vehicle.

Yes, it is called taking a driving test. However you bring up a good point. Besides taking a competency test (yes, the person knows how to properly handle their weapon) gun owners should also be required to take a mental competency test. Both drivers, and gun owners, should have to take these tests with some regularity. Just my opinion.
If we could require parents to undergo the same set of testing before they are allowed to have or keep a child I would be OK with that.

The two teens that were killed were not the 6 year old’s parents. Susan Johnson, who was shot but survived, is his parent.

you are right, a landlord can evict you at any time, if they have proper reason, it can’t be for discrimination, it can be at winter, even w/ children but can’t be BECAUSE you have children, and they must go through the correct channels and notification.
That’s not the case. I had a former landlord that had tenants prior to my moving in and said it took her MONTHS later to finally evict them and they weren’t paying their rent. It was during the winter months and she had to let them stay. It took an attorney and alot of money to FINALLY get them out. The same can be said in other states as well, even in the south. It takes MONTHS to get someone out while in the process they are tearing your place apart literally.

I never said an eviction was them knocking on the door and saying leave, it takes time, its not an easy process, and that is why some landlords have a very stringent process before they rent to someone. The place I live they did a thorough reference check, I had to provide them with my proof of income to make sure I could afford the place, and they did a soft credit check, and the reason is the landlord knows how hard and tedious evicting is, it costs money, and if someone is being evicted for non payment of rent, and they pay the rent within the 7 day notice, then they are no longer under an eviction notice. you can also go through the 30 days notice, and the tenant can refuse to leave, and the landlord can’t remove them, they have rights of fighting it in court, and all that time, they have a right to stay. once they “legally” are evicted though, they do have to leave, and that eviction is on their record when future landlords do checks on them. i went to school for paralegal and I worked with pine tree legal and volunteer lawyers project, i know quite a bit about this subject.

Condolences to the families of the dead teenagers. But nothing in the article indicates why the landlord shot the teenagers. Did he snap? Did they threaten him? We don’t know. And until we do, we should leave this subject with just my first sentiment, and not try to assume a motive.
The only thing we know is that the shooter is already charged with two counts of murder. Unless the shooter was threatened with a weapon, he’s going to have a hard time getting out of this.

Who said that? I just thought it was unproductive of many writers to assume who was at fault just based on the initial article. Some people blamed the landlord, some the tenants. As additional information has come out, it does appear that the problem is the landlord. But why try to ascribe motives right away when the early information was just that there was a shooting and the landlord was being held for murder?

A picture says a thousand words. I don’t codone murder and I am not judging the victim. Assumptions are made everyday. However, based on this photo I am curious about underage drinking and if this contributed to the situation.
They were 18 and 19 years old, under age but not, say 15 or 16. There is no indication that the photo was taken just before they were murdered.

Some consider it trite to try to teach people that killing people is wrong by killing them. As for the Old Testament dictate of an eye-for-an-eye: the interpretation of that is that if you take someone’s eye out, you, the responsible party, must now serve the function of the victim’s missing eye. As for me, if we’re going to have a death penalty and part of its function, in addition to retribution, is deterrence, then why are not executions broadcast on TV and/or the Web?
In this country, including Maine, the death penalty remains available for some particularly egregious federal crimes. As it stands now, the worst penalty a state murderer faces upon conviction –whether the victims are two adults or 50 school children– is a life without the burden of work, three square meals a day, free housing, medical care, psychiatric care, television, visitors, and lots of time to sleep, write memoirs and file lawsuits . . . . all paid for by the tax payer at a rate of about $45,000 per inmate, per year. That’s a pretty good option for a 74 year old, as well as some young folks who don’t place a high value on freedom. Life sentences also don’t appear to deter those who have spent long periods of time in prison being “corrected” as recidivism rates remain very high. Some people simply do not believe the current criminal justice system provides sufficent societal deterrence or punishment for those who commit heinous crimes. Unless you leave capital punishment on the table, it’s a system that barks like a Rotweiller but bites like a Chihuahua.

You trust our government to execute people fairly? Once a mistake has been made, there is no “taking it back.” I’ll be 100% for the death penalty when humanity is no longer plagued by errors, and when a person named Brennan and a person named Pak has an equal shot at receiving it.

Only in certain cases, and then upon conviction after trial in front of folks like you sitting on the jury. It’s not the state who convicts.
Instant death penalty already exists as an available option for someone who enters a home univited with intent to seriously hurt someone inside. That legal remedy appears to work fairly reliably as a deterrent in many instances. Of course, we occasionally see bad guys who simply lack the capacity to reason, or who don’t care because they have nothing to “lose”.

Gun owners have no worries. The only controls advocated so far by one Congresswoman, was for stopping the sale of military semi-automatic weapons. I couldn’t agree more.
Like the majority of people, I’m sickened to read about two kids getting wiped out over such simple issues as snow plowing and parking. His weapon was handy, and to him, the easiest solution to the problem.
The kid who bust into the school, we read, was angered about his mother’s preference for the school over him. At least, that’s what he thought. So, his mother’s weapons were handy. That was his solution to his jealousy.

There is not going to be a vote to bring back the death penalty, ever. States are slowly getting rid of it because it does not serve as a deterrent, at all. States that don’t have the death penalty have the lowest homicide rates.

Prayers to the families of those who died. So sad that those lives were lost, and how badly I feel for that little boy. He must be so traumatized. Gun control would not have helped in this situation as the guidelines stand at this moment, but perhaps someone should have been more scrutinized before he was allowed to purchase a gun. Especially if the landlord allegedly had a history of anger issues. The constitutional right to bear arms needs to be seriously looked at. There needs to be more scrutiny as far as who is allowed to buy guns and what type of guns can be bought. I imagine that last statement will draw the ire of some people, but this is just my opinion, and THAT is within my constitutional rights of free speech.

If a man can allegedly kill people because they didn’t move their cars for snow removal as the article states, then in my opinion, he had anger issues (and probably wasn’t the first time) and did not belong owning a gun. Also in the article it states that other tenants had issues with this landlord. they cannot ALL be wrong in their opinions on him being difficult.
So, where do we draw the line? Angry? No gun. Depressed? No gun. Too happy? No gun. Good luck finding the magic line and not seriously infringing upon our rights.

In response to guest 001-I did say the landlord was “alleged” to have anger issues. Also, if he did not have anger issues, then why were the cops at his house earlier that day for a dispute, and then when the cops left within minutes he shot and killed two people with a gun and injured a third with a young child present in the home? This definitely convinces me this landlord had anger issues. People who do not have anger issues can settle their differences without killing the people they are arguing with.
All any one knows the landlord may have been hit after the cops left. I am not saying it did happen, just that you still are making assumptions

let me see….2 people were dead in their home. Another was shot, and a little boy traumatized. The only other person in that residence was in a standoff with the police. So I was guessing when I said that the landlord was the aggressor? No I dont think that was a guess. Pretty clear cut to me. He was the only one that left that house without a bullet in him.

At 74 I doubt he would have survived that 18 year old punching and beating him up.
Clarifying–I was referring to the landlord’s choice of using a gun rather than words, fist, or knife. It’s true an 18-year-old would be stronger than he. Therefore, well-chosen words would be preferred to starting a fight. In fact, letting things cool off until the next day would have been an excellent idea. Pulling a gun creates a fast “win” that immediately switches into a long-range loss.

I’m not disrespectful or rude to people from out of state. Neither do I expect people to kiss my vertical crack when I’m in their state. What I’m saying is people can spell reasonably, but can’t type worth beans and usually on a blog people are talking with their feelings and not concerned with all this spelling and grammar and all.
I think it’s good to use all of it when writing letters of importance, legal matters, job applications or even a book.
To me and I speak for myself, I don’t really care how people post if I get their drift, if I don’t I can ask them. Neither do I care how proper anyone from out of the state post. I’m looking at their opinion not their writing skills and I don’t judge them.
I also know where people may not be good at writing chances are they can dance circles around those who do, in other matters. For an example the school wanted to hold my nephew back a year because he wasn’t too good with scissors, I think it was first grade, but he could out run everyone, K-12 and including all the teachers.

It’s like that with words and ideas. If a person can’t express themselves, it is fair to assume that they don’t have a grasp on the subject. A 74 man nipped the life of two young teenagers who were just starting out in life and tried to kill another woman as well. This man does deserve to be punished and not just a slap on the wrist!. Murder isn’t an answer for any misunderstandings. My condolences to the families and friends of these people and wishing Susan Johnson a full, speedy recovery.
I have the cars towed, the tenants know the snow plan. Snow means snow removal.
I wish their was a weapon like star trek “set to stun” phasers, like tasers without the wires, and cheap. A good weapon for self defense but not as deadly.

My sister has a violent old neighbor whom the police never take as a serious threat because of his age. He’s beaten several young people in the neighborhood and yet never gets arrrested. People just assume he’s a wee bit batty but basically not capable of worse. Age has nothing to do with it. Violent people are always dangerous.

And people with mental health or other issues like anger do not need guns. Maybe it is you who should look around. It’s great that you know to capitalize the first letters of names of shows but somewhat disappointing that you don’t know how to search the Internet to clarify references that are unfamiliar to you.
Why did the police leave? Surely they are trained to identify a hostel situation..a man just minutes away from killing two people with a handgun.. I doubt they even spoke with the landlord. The police who were called to the scene but then left after making the “all clear” have to held responsible for their ignorance by endangering two teenagers. It is clear that the landlord is sad and angry at the world, leading back to when he was a young lad; his father would beat and probe him when he would watch morning cartoons rather then shovel the front steps so his father could go to the street and meet his heroin dealer without getting snow in his boots. In fact there has to be more to this story then reported, The landlord already enraged with the memories of his father abusing him, saw the love and life of these two teens and decided to end their wonderful life from happening. His horrible existence he has clearly made him mental. You can only have hope in this twisted country and I hope the mother gets to host this man upside down and torture this man for months and months using blow torches, pliers and bamboo. This is the saddest article I have read all month. @ Helena_Buckett you sad little girl, life has always been hard for you, no friends, a father that use to abuse you and a mother that would pretend it wasn’t happening by covering her ears and eyes. I don’t see the post as looking for someone to blame but more of an observation, which I agree with. The only time I’ve ever heard an officer ask this type of question is during a domestic disturbance call, which technically this was as the landlord lived on the property too.

I so agree with you. Something must have been said to make the officer ask that question. I’ve never been asked if I felt safe. I honestly don’t think any of this can have been predicted but it still ended in such an unfortunate manner. My heart goes out to the families of the victims.

More so then you realize. I got trapped a few times in bad rentals with unscrupulous landlords. However the table is still tilted towards living next to another renter who is for lack of a better word a bum.
Suffice to say, the times I got trapped I gave no notice when I left. Some landlords are just lucky they had the income to become property owner’s and fail to recognize decent tenants.
I’m in a fantastic place now, best place I’ve ever lived in. He don’t bother me and I never complain. And I got no young criminal druggies living next or around me, and no relationship dramas going on either.

I didn’t care about this stuff as a kid, I cared about what I could do to make a chore at home easier, what I could make to sell. I got through English by memorizing the night before a test and then forgetting it. Never saw a need to worry about sentence structure or proper punctuation, although when I misspell by accident it really annoys me. My typing stinks.
Oh you better believe we are MAD. That is the only thing that has ever brought about change. The question is, Are we MAD enough to do anything constructive about this?
There is a bit of elitism in these kinds of comments. You dismiss someone’s opinion because they have difficulty with grammar and spelling. Mocking someone is one of the 25 ways to suppress truth. Challenge the position, not the person. Basic tenet in conflict resolution.
