Three housing developers competing to buy former South Portland school

SOUTH PORTLAND, Maine — City councilors are expected to discuss and possibly act Nov. 4 on three bids for the former Roosevelt School on Pine Street.

City Manager Jim Gailey opened the bids Oct. 17 at City Hall. The offers ranged from a low of $24,000 from Portland-based Hardypond Construction to $525,000 from the South Portland Housing Authority.

Portland-based Anew Real Property Development bid $218,500 for the 18,000-square-foot school at 317 Pine St. The school was last leased to the Richmond Corp., which operated the Spurwink School there for about 27 years, until 2012.

Hardypond Construction owner Bob Gaudreau, the developer of the former Humpty Dumpty and Konica plants on Route 1 in Scarborough, toured the school about 48 hours before submitting a bid, Gailey said.

Each bidder seeks to convert the school to housing and to build additional units. Planning Board waivers for increased population density in the neighborhood would be needed for the projects, Gailey said.

The SPHA bid would create up to 40 units for residents at least 55 years old.
