New owner looking to redevelop Green Hill Drive site in Presque Isle

PRESQUE ISLE, Maine — The former site of MBNA and Connect North America — most recently used by BalanceBPO — may once again be used as a call center or other business, according to its new owner, Michael Scarks.

Scarks of Portland, a representative of Neptune Properties Inc., purchased the 18 Green Hill Drive property in March of this year for $360,000 — a deal brokered by Tony McDonald and Stefan Keenan of Keenan Auction Co.

Marketing for the site is being done through the Portland-based Boulos Company, according to Scarks.

Efforts are being made to find a tenant — preferably another telemarketer.

“We’re working with state and local officials to try to fill the building,” Scarks said. “It’s a relatively new building and would be a great place to work. It has a gazebo, great parking and grounds. It has a lot going for it,” said Scarks.

He’s hoping the area’s willing workforce will serve as a draw for businesses interested in opening or expanding a call center or other business. Scarks said the fact the region has a large bilingual population is an added advantage.

“There are a lot of available people in the region. The fact that many are bilingual serves as a definite plus. Some clients require or benefit from a bilingual staff. Having access to individuals who can speak both French and English increases the chances of finding a match-up,” he said.

Scarks said he’s already had some interest in the building.

“We’ve had some interest in the site but are anxious to get a more firm commitment. We’ve talked with city officials; we’re all working to fill the building as soon as possible,”he said.
