Rockland motel plans to convert some rooms into condos

The Navigator Motor Inn in Rockland is looking to convert several rooms into condominium units.

ROCKLAND, Maine — One of the city’s largest motels is looking to convert some of its rooms into residential condominiums that will overlook Rockland Harbor.

Liberty Hospitality of Maine LLC has filed an application with the city’s code enforcement office to convert six rooms at the Navigator Motor Inn into three condos. The condo project has been named Residences at Summer and Maine.

The cost of the conversion is estimated at $60,000 and will take two months to complete from when the application is approved.

The Rockland Planning Board will consider the project for preliminary approval at its Feb. 5 meeting.

The 56,000-square foot motel was built in 1971 and is across from the Maine State Ferry Terminal. The hotel has 81 rooms and five suites.

The rooms that will be converted are on the second floor of the north end of the building.

The two-bedroom units are being advertised for $159,900 per unit with 1,175 square feet of space.

The plans call for more rooms to be converted to residential condos if these units sell, the code officer reported. The eventual plan would be to have that northern wing be converted although the current application is only for the six rooms to be converted.

Liberty Hospitality owns both the Navigator and the Trade Winds Motor Inn in Rockland — the city’s two largest hotels. The Trade Winds had some of its rooms converted in 2008 and 2009 into condos, which now are used as time share units. The Trade Winds has 138 rooms and 15 suites.
