Condos, concession stand, motel expansion proposed in Rockland

ROCKLAND, Maine — The conversion of a large house on Route 1 into condominiums, a $25,000 Little League concession stand, and a motel expansion are scheduled to be reviewed by the Rockland planning board.

The board will meet Nov. 6 at city hall to consider the plans.

Thompson and Cosgrove LLC will meet with the planning board to discuss its plan to convert 220 Camden St. into four residential condominiums.

The two-and-a-half story building, containing nearly 8,000 square feet of floor space, was built in 2005 as a single-family home. Bank of America foreclosed on the property in 2009 with an outstanding balance of $763,000. The property is assessed by the city for $792,900 but is for sale by the bank for $199,900.

The Rockland Little League has applied for a permit to build a 528-square-foot building that will serve as both a concession stand and storage facility. The cost of the project is estimated at $25,000 and would be located at the E. Allen Gordon Little League Field at 240 Pleasant St.

Tom Peaco of the Little League said the building will include room for storage and for the person who will be operating the scoreboard. He said if the board approves the project, the league will raise money during the winter and hopes to have it ready before the season begins in the spring.

The building would be located on the east side between the baseball and softball fields.

The planning board also will consider a $100,000 addition and renovation to the Trade Winds Motor Inn at 2 Park Drive.

The motel project would consist of a new entrance for the restaurant section of the complex and adding room space on the floors above the restaurant.
