Maine home sales up in April

SOUTH PORTLAND, Maine — Maine real estate agents say home sales surged in April as homebuyers rushed to take advantage of record-low mortgage rates and the federal homebuyer tax credit.

The Maine Real Estate Information System said Monday that sales of existing single-family homes jumped by 63 percent over April 2009. The median sales price increased 3 percent, to more than $165,000.

In all, real estate agents sold 994 homes in Maine in April, up from 610 a year earlier.

Following are home sales statistics for counties in the Bangor Daily News circulation area for the February-through-April quarter:

• Aroostook: 62 homes were sold during the quarter, an increase of 47.6 percent from a year earlier. The median sales price was $90,100, a decrease of 12.3 percent.

• Hancock: 78 homes were sold, an increase of 50 percent. The median sales price was $168,443, up 15.5 percent.

• Knox: 77 homes were sold, up 79 percent. The median sales price was $158,000, a decrease of 21.8 percent.

• Lincoln: 56 homes were sold, an increase of 43.6 percent. The median sales price was $165,000, down 5.7 percent.

• Penobscot: 253 homes were sold, an increase of 28.4 percent. The median sales price was $128,000, up 9.4 percent.

• Piscataquis: 43 homes were sold, up 59.2 percent. The median sales price was $65,500, up 31.2 percent.

• Somerset: 65 homes were sold, an increase of 25 percent. The median sales price was $81,000, up 15.2 percent.

• Waldo: 63 homes were sold, up 23.5 percent. The median sales price was $145,000, unchanged from a year earlier.

• Washington: 12 homes were sold during the quarter, an increase of 50 percent. The median sales price was $76,000, up 82.7 percent.

The federal government provided a boost to home sales this spring by offering first-time buyers a tax credit of up to $8,000, but the program ended April 30.
